This “Exceptional” Villa in La Baule Put Up for Auction: The Starting Price Revealed

The Roches Rouges villa in La Baule will be auctioned online from the 16th to 18th December. But to participate, you must register for one of the visits.

For several months, the Villa des Roches rouge, “an exceptional property” located at 5 avenue Honoré-de-Balzac and owned by the City of La Baule, overlooking the Aquabaule swimming pool, has been on sale in notary offices.

Estimated by the Estates at 3 million euros, she hadn’t found a buyer.

A price of 1,800,000 €

At the end of last September, the municipal council therefore decided to call on Agorastore, “the French leader in online auctions of public goods”.

In a press release dated this Tuesday 28th October, 2025, the platform announces that the 439 m2 property, built on a plot of 7,780 m2, will be sold at auction from the 16th to 18th December, 2025 with a price of 1 800,000€.

Potential buyers are required to register for one of the visits organized on the Monday 3rd, Tuesday 11th and Friday 21st November.

Long occupied by associations, the villa is no longer occupied and “today offers a wide potential for uses: residential, collective facilities, accommodation or even offices and commercial premises (within the limit of 300 m²), subject to administrative authorizations”, underlines Agorastore.

The vast residence will celebrate its centenary next year. It was in fact built by the Baulois architect Paul-Henri Datessen in 1926.
