+46% in Magnac, -13% in Nersac: in Charente, Real Estate Prices are on a Roller Coaster Ride

According to the latest estimates from Figaro Immobilier, the median price has increased by 8% over one year in Charente. But developments vary greatly depending on the municipality and must sometimes be taken with caution.

In Magnac-sur-Touvre, the property prices are soaring. In Nersac, a few kilometres further, they tumble. According to the latest estimates from Figaro Immobilier, they would have jumped by 46% in one year in the first municipality and fallen by 13% in the second. Across Charente, the trend remains upward. The specialized site places the median price at 1,667 euros per square meter, or 8% more than a year earlier. But from one municipality to another, the differences are spectacular. La Boixe would display + 20%, Rouillac + 16%, Gond-Pontouvre + 12%, Châteauneuf-sur-Charente + 11% and Soyaux + 10%. Conversely, Saint-Michel would fall by 9%, L’Isle-d’Espagnac by 8%, Jarnac by 5% and Cognac by 4%.

Figures to be taken with caution

Houses seem to be doing better, with an increase estimated at 9% year-on-year, when apartments would fall by 2%.

It remains not to get carried away by the most spectacular scores. In municipalities where few properties provide the statistics, a few advertisements can cause the percentages to vary greatly. Le Figaro Immobilier also ranks Magnac-sur-Touvre and Nersac among the least representative of its indicator.
